How long will it take?

The time needed to replace a flat commercial roof will depend on several factors:

  • The surface area of your roof
  • Old roof removal
  • Issues revealed after old roof removal
  • The number of penetrations (HVAC, venting, drains, etc.)
  • Weather

The first step in replacing your commercial roof is to prepare the existing structure. In most cases, this will involve the removal and disposal of the old roofing material. The type of roof you currently have will affect removal time. Sometimes a new roof can be placed over the existing insulation, significantly reducing project time.

It’s not uncommon to reveal issues in the roof’s integrity during the removal process. We pay close attention to locating and repairing those issues before moving on to installing the new roof.

Anything that penetrates through your roof creates an opportunity for leaks to develop. Rooftop HVAC units, electrical conduits, pipes, and drains require new flashing and sealing to prevent leaks from heavy rain or accumulating snow. The more penetrations – the more time required.

Weather conditions can also factor into the time required to replace your commercial roof. Inclement weather, especially with high winds or heavy precipitation, will cause delays.

How will this disrupt those working or living in my building?

Will it be messy?

Much of the mess created by a commercial roof replacement takes place on the rooftop, out of sight. If the roof is large and removal is part of the project scope, you can expect large trucks to collect and haul away the old materials. We typically complete this process daily minimizing the impact on your occupants.

Once your new roof installation is complete, we carefully clean the site leaving it free of debris and returning your facility to its original condition.

Will it be noisy?

There will be noise with your roof project, but we do our best to keep it to a minimum. Building and roof insulation from the living/working space inside will factor into noise levels.

There is also noise associated with the trucks that remove the old roof materials, but nothing that would be seriously disruptive to the occupants of your building.

In the end – it will all be worth it.
